Position Overview: The Director of Property Management will lead an assigned group of Regional Managers within the Core Spaces Student Housing portfolio. The Director ensures the appropriate strategy and business plan for each asset is in place and provides effective leadership to execute and achieve community operational and financial goals. This operations leader is the ultimate champion of Core’s Values: Push, Grit, Shine, Lift, Grow, Uphold.
What You Will Do:
- Leadership and Management:
- Provide strategic leadership and oversight to property management teams across the assigned portfolio.
- Implement policies and procedures to ensure efficient and effective property operations.
- Lead, mentor, and develop Regional Managers and Property Managers to achieve their highest potential.
- Recruits and maintains adequate staffing of Regional Managers within their assigned portfolio.
- Operational Excellence:
- Ensure assigned properties are maintained to the highest standards, including maintenance, cleanliness, and curb appeal.
- Implement best practices for property operations, resident services, and maintenance.
- Oversee the implementation of property management software and other technology tools.
- Marketing and Leasing:
- Develop and implement effective marketing and leasing strategies to achieve and maintain high occupancy rates.
- Regularly reviews and holds Regional Managers accountable for all portfolio KPIs, including preleasing, occupancy, revenue and rate growth, expense control, NOI achievement, and execution of capex.
- Financial Management:
- Develop and manage the annual budget for each property and the overall portfolio.
- Monitor financial performance, including occupancy rates, rental income, expenses, and net operating income.
- Conduct regular financial reviews and implement strategies to improve financial performance.
- Resident Experience:
- Ensure a high level of resident satisfaction through exceptional customer service and community engagement.
- Develop and oversee resident programs and events that foster a sense of community.
- Address and resolve resident complaints and issues in a timely and professional manner.
- Compliance and Risk Management:
- Ensure compliance with all local, state, and federal regulations, as well as company policies and procedures.
- Oversee risk management efforts, including property safety, security, and emergency preparedness.
- Conduct regular audits and inspections to ensure compliance and identify areas.
